Selling your HDB — the questions everyone asks

How do I calculate my HDB sale proceeds?

Selling price → minus outstanding loan → minus CPF refund (principal + accrued interest, back into your OA) → minus agent commission and legal fees. The remainder is your cash proceeds. This calculator does all four steps for you.

Why is my cash proceeds so much lower than my "profit"?

Because most of your "profit" goes back into your own CPF, not your bank account. It's not lost — it's usable again for your next property — but it's not spendable cash. Upgraders who miss this often overestimate their condo budget.

What is CPF accrued interest?

The 2.5% yearly interest your CPF OA money would have earned if you hadn't used it for the flat. On sale, you refund principal plus this interest into your own account. After 15–20 years it can be a five-figure sum, so use your exact figure from the CPF portal.

Can my proceeds be negative?

Cash proceeds can hit zero if loan plus CPF refund exceed the selling price. Sold at market value, you don't top up the CPF shortfall in cash — but you walk away with nothing, which matters if you're counting on it for your next downpayment.
